What is the rental rate per month?
The rental rate varies from $1,575.00 to $2,875.00 per month depending on the size and location of the suite.
How do I reserve an apartment and is my deposit refundable?
To reserve an apartment, we require a refundable damage deposit of $880.00 which is refundable at the end of your lease subject to inspection, less $80.00 to cover cleaning/reset costs and $28.00 for administrative fees. Deposits are returned within 48 hours after check-out, usually sooner. Rent is non-refundable.
Can I pay by Credit Card ?
We no longer accept payment by Credit Cards. Payments by check are preferred.
Will I be required to sign a lease?
We typically require one year leases. Shorter terms can be arranged upon request with the minimum term being one month.
Are Taxes and Utilities included in the price?
We are not required to charge tax. All utilities are included.
Is smoking allowed?
Smoking is strictly prohibited in the apartment or anywhere in the building as well as on the grounds surrounding the building per local By-Laws. Your deposit will be entirely forfeited for smoking violations and your tenancy will be terminated immediately.
Are pets allowed?
Pets of any kind are not allowed. Your deposit will be entirely forfeited for pet violations and your tenancy will be terminated immediately.
How many people are allowed in an apartment?
All suites are limited to a maximum of 2 persons.
What are the check-in procedures?
Upon check-in a Residential Tenancy Agreement will be presented to you together with keys. Your first month's rent is due when you check-in.
When is the rent due?
Your rent is due when you check in, usually the first day of each month.
What is the checkout time?
Check-out time is noon on the last day of your lease term which is usually on the last day of the month. For late check-outs, please advise us at least 48 hours ahead of time. Late check-outs (not later than 2:00 PM) are subject to a $40.00 charge. Check-outs after 2:00 PM are subject to a penalty of $200.00.
What is included?
We include a wall-mounted LCD TV, queen bed(s), mattress(es), sofa, coffee table, bedside table, lamps, bedding, towels, kitchen utensils, microwave, iron and ironing board, DVD player, phone, toaster and coffee machine. Coin-operated laundry machines are located in the basement.
What about TV, Telephone & Internet?
Cable TV (28 channels), dedicated high-speed internet access and local phone service is provided at no charge.
What about parking?
A few designated parking stalls are available at the back of our building at an additional charge of $90.00 per month. Parking is also available across the street at other buildings. Alternatively we recommend applying for a city permit for about $50.00 per year.
